Senior Financial Analyst - Equity Office

Equity Office is an owner and operator of primarily Class A office buildings in multiple markets across the country. The company is an affiliate of the Blackstone Group, a premier global private equity firm.

This senior engineer position is part of the overall preventive maintenance team for our portfolio of buildings in the Silicon Valley.

JOB SUMMARY:
Provide analytical support to corporate and regional teams charged with maximizing property values and corporate earnings. Major responsibilities include preparing the quarterly earnings forecasts utilizing Dynalease software, reporting and validating all cash flow assumptions utilized in the forecast, and providing variance explanations between the current and previous forecasts. Position requires ability to act as a project leader and provide guidance to financial analyst(s).

ESSENTIAL JOB FUNCTIONS:

  • Responsible for the preparation and maintenance of the consolidated cash flow earnings forecasts and valuations for assigned regions. Responsible for identifying, understanding, and monitoring significant property issues and assumptions that are critical to the make up of our earnings forecasts and valuations.
  • On a quarterly basis, reconcile the current cash flow forecast to both the previous forecast and actual. Additionally, be able to provide explanations for quarterly changes in property/regional valuations.
  • Prepare various lease analysis as requested.
  • Perform financial management and disposition audits as needed.
  • Attend all quarterly reforecast and strategy meetings to determine that the Dyna models are current and understand why properties are not meeting budgeted expectations.
  • On an annual basis, update all Dynalease cash flow models with property budgets. Budget updates include operating expenses, leasing assumptions, and capital expenditures. Prepare and explain reconciliation statements comparing budget to Dyna.
  • Review and challenge budget vs. market assumptions.
  • Act as team leader on assigned projects.
  • Perform more complex analyses as requested by the field or senior management.
  • Review financial analysts' work to assure accuracy.
  • Prepare quarterly reports.
  • Be point person for questions during budget season.
  • Perform special projects as assigned.

QUALIFICATIONS:

The ideal candidate should have an MBA degree in accounting or finance with 5 years of commercial real estate financial analysis experience including the ability to read and interpret lease agreements, and prior experience with lease-by-lease analysis software required, familiarity with DynaLease preferred. Knowledge of real estate fundamentals and property management and leasing issues as well as a strong analysis and research ability required. Candidate must also possess a thorough knowledge of personal computers in addition to a thorough understanding of financial concepts such as internal rate of return and net present value. Excellent written and verbal communication skills necessary along with the ability to work independently, handle multiple projects, meet deadlines and be detail oriented.
