The Real Estate Manager provides comprehensive management of real estate leased and owned property, performs due diligence reviews of prospective locations for centers and offices, negotiates real estate leases and lease extensions, and manages external design and construction firms for development of required improvements. Key responsibilities include managing the property portfolio for conformance with lease provisions and maintaining comprehensive databases fully coordinated with Finance, Accounts Payable and Procurement. In addition, this position ensures accuracy of payments, reviews estoppels for accuracy and conformance to lease provisions, reviews landlord billings and cost pass-through, and appropriateness of billings. This position also develops work scopes and bid packages for design and construction of tenant improvements within leased premises, and provides hands-on overview of the related construction work, inclusive of working with state and local government inspection agencies.

Qualified professionals will have a BA or BS degree, or equivalent experience, 3 years of directly related facilities experience, with emphasis in leasing and project management for tenant improvements, and 5 years of experience managing a significant portfolio of properties (15+ sites). A Real Estate-licensed professional is preferred. Requires excellent written, oral and computational skills, the ability to assess opportunities and issues in various building and property types, a demonstrated knowledge of real estate property and leasing laws and regulations, with particular emphasis on property and lease administration, and a strong track record of comprehensive real estate and property management work that achieved high customer satisfaction.

Additionally, the ability to comprehensively manage the administrative requirements of a diverse property portfolio, including understanding BOMA standards, building utilization factors and gross versus net rental calculations is a must, as is the ability to critically analyze expense submissions of landlords and a comprehensive knowledge of construction contracts and experience negotiating lease agreements. Must be able to prepare bid specifications, analyze pricing and secure construction contracts, have a strong understanding of design and construction of tenant improvements as evidenced by past active responsibilities in managing development of such improvements, and be able to effectively manage construction projects, including construction schedules, budget tracking and change orders.
