Responsibilities
- Provides daily oversight and ensures proper functioning of building operations
- Coordinates with Accounting Department to ensure accuracy of monthly tenant rent statements, monitors delinquent lease payments and initiates collection activities when necessary
- Participates in customer service programs and initiatives designed to monitor and improve tenant relationships
- Manages a team of employees, including office assistants, assistant property managers and engineering personnel
- Prepares and is responsible for annual operating and capital expenditures budgets and monthly variance and forecasting reports as required
- Interfaces with Leasing Department regarding all aspects of leasing
- Approves and ensures accuracy of all Accounts Payable invoices related to office operations, building maintenance, and capital expenditures in accordance with the established Financial Authority Policy
- Ensures accuracy of lease data
- Creates initial claims reports and oversees property/liability claims by interacting with Arden's insurance carriers and internal Arden staff
- Coordinates and assists in the oversight of tenant improvements and capital projects
- Ensures all tenant and property emergency information is accurate and responds to emergency situations in accordance with Arden policies
- Performs regular property inspections
- Coordinates activities of maintenance staff with third party vendors
Basic Qualifications
- High School Diploma or GED equivalent
- Minimum 3 years of on-site experience in commercial real estate property management or leasing
- Intermediate skills in MS Word, Excel, and Outlook

Desired Experience
- Minimum of 5 years of commercial real estate property management experience
- Previous experience managing a commercial office building portfolio of at least 400,000 sf
- At least 1 year experience directly managing at least 2 in-house employees
- Capital or Tenant Improvement Project Experience
- Experience working with third party vendors and contractors
- RPA – Real Property Administrator or CPM – Certified Property Manager Certification
- Financial Forecasting experience
- Experience using software including MRI or Dyna
- Associate or Bachelor's Degree in Real Estate, Finance or related field
- Experience coaching and mentoring direct reports or other team members
- Must be able to maintain flexibility in schedule in order to meet operational needs; This may require occasionally working outside of regularly scheduled hours
- Proven capability in financial and accounting procedures, such as budgets or P&L statements
Salary: $70K to $85K plus incentive bonus
