Project Manager - Harvest Properties

Summary
The Project Manager is responsible for maintaining and enhancing the overall success of the Buildings.  A primary objective of this position is to develop and maintain strong client relations and to ensure that the objectives of Ownership are constantly maintained.

Minimum Requirements
Strong proficiency in Microsoft Word, Excel, and Outlook. Competent in accounting systems, experience with MRI, CTI or Yardi preferred. PowerPoint and Access are a plus. Must have very good oral and written communications skills. Strong customer service skills required. Must be able to work under pressure deadlines and multi-task.

Essential Duties and Responsibilities
Duties include the following (other duties may be assigned):

  • Ensures that the day-to-day operations of the properties including janitorial, security, life-safety, engineering, and general maintenance are implemented and carried out in a manner consistent with Harvest policies and ownership directives.
  • Prepares, as needed, all budgets, financial reports (monthly and quarterly) and operating expense reconciliation. Reviews and approves all contracts, expenditures, and purchase orders related to the property. Coordinate the preparation and publication of the annual budget and business plan
  • Continuously monitors the performance of all contracted services. Bid services where necessary.
  • Have sufficient knowledge of construction to supervise and coordinate all construction work to ensure that all alterations are performed in accordance with building standards, applicable lease provisions and local code requirements.
  • Expedite lease construction punch list prior to tenant occupancy when the Landlord is responsible for TI work.
  • Responsible for the establishment and maintenance of a proactive tenant relations program. Responsible for regular tenant meetings.
  • Be familiar with tenant leases and particularly with clauses affecting the operation of the building.
  • Review daily log of tenant requests and remedial actions taken.
  • Responsible for the coordination of the leasing program for the Buildings pursuant to the objectives of Ownership. Responsible for ensuring positive relations with team brokers and outside agents. Participates in lease negotiations as necessary and monitors development of lease documents. Responsible for overseeing the lease administration program for the complex.
  • Coordinates and conducts regular review meetings with Ownership.
  • Directs and monitors legal counsel's production of legal documents and other legal activities including litigation.
  • Sets operating policy consistent with the objectives of Ownership.
  • Responsible for hiring, training, motivating, and managing building personnel. Responsible for the maintenance of positive staff relations. Conducts all performance evaluations.
  • Coordinate with Engineer in the operation of the mechanical, electrical, and plumbing systems.
  • Property Manager shall be thoroughly familiar with the accounting requirements of the properties and shall ensure that all reporting requirements are met on a timely and accurate basis.
  • Property Manager shall be thoroughly familiar with the management contract and all requirements contained therein.
  • Monitor and ensure that tenants and vendors comply with insurance requirements and coordinate all claims as required.

Experience:
A minimum of eight years working in a professional business environment, with strong managerial experience. Previous experience as a commercial property manager required.

Education:
Undergraduate College Degree.  Advanced Degree, RPA, or CPM designation a plus.
