Responsibilities:
- Develops and implements a strategic management plan for
each managed property, establishing goals for the client and a standard
for the measurement of the management effort.
- Assists the marketing team in the leasing effort or directly negotiates
leases and renewals to ensure maximum occupancy and positive cash flow.
- Coordinates monthly owner meetings with assigned brokers and managers.
- Establishes and maintains client relationships to ensure communication
of client requirements and Cushman & Wakefield standards and regularly
obtains approvals for extraordinary expenditures.
- Establishes and maintains tenant relationships in managed properties to
ensure the highest probability of tenant retention.
- Oversees completion of all tenant and capital improvements consistent
with client requirements and local codes, in compliance with leases and
work letter agreements, to ensure client and tenant acceptance, timely
completion, occupancy and rent commencement.
- Monitors billing and collection of rents and other tenant charges in
compliance with the leases to maximize client's cash flow.
- Calculates year-end operating expense reconciliations for each tenant.
- Calculates and bills sundries as necessary for each property.
- Interfaces with lenders and insurance brokers as required.
- Submits periodic reports to each client, in accordance with their
requirements, as a measure of C&W management performance.
- Hires, trains, supervises and maintains a qualified engineering and
management staff for each managed property to ensure efficient operation
and cost savings.
- Negotiates service contracts with outside suppliers to ensure the
highest level of performance at the lowest cost and in compliance with
Cushman & Wakefield standards.
- Participates actively in local professional organizations (BOMA, IREM,
Rotary, etc.) to establish and maintain a Cushman & Wakefield presence
in the business community.
- Continues self education, through BOMA and IREM classes, seminars, etc.
to remain current in technology and industry improvements.
- Assists with Cushman & Wakefield business planning and new business
development.
- Travels from floor to floor and from location to location, e.g. between
properties in performance of day-to-day responsibilities.
- Uses telephone extensively in performance of day-to-day responsibilities.
- May use ladders at property sites.
- Performs related duties as requested by manager and/or client.
Skills/Education/Experience:
- Excellent oral and written communications skills required. Strong
customer service skills required. Must be able to work under pressure
deadlines and multi task.
- Knowledge of personal computer and related software preferred.
- Undergraduate College Degree and/or RPA or CPM designation.
- Certified Property Manager or Real Property Administrator designation
preferred.
- A minimum of eight years working in a professional business
environment, with strong managerial experience. Previous experience as
a property manager highly desirable.
