Facilities Maintenance Superintendent - Flagship Facility Services

SUMMARY:
Responsible for supervising the facilities staff and improving operational inefficiencies through the implementation of operational improvements or through the management of company resources.  Position is responsible for meeting with customers, reviewing scope of work, writing proposals, and executing work through our in house staff and sub contractors. Candidate must have previous financial business responsibilities as well as direct management responsibilities for assigned staff. 

Responsible for all safety related items.  Ensure all required business and contractor licenses are in place and kept valid, including required bonds.  Candidate is responsible for evaluating and managing existing staff, hiring, and retaining a competent organization.

EXPERIENCE:

Management

  • Conduct interviews for employee selection with candidates from various fields of expertise including, construction, plumbing, electrical, HVAC, etc.
  • Accountable for total performance/capability management of others including selection, termination and career development.
  • Cross training of all employees to become proficient in all aspects of building maintenance, including specializing individuals to perform specific tasks at journeyman levels. Train and evaluate staff directly or through subordinate supervisors.
  • Perform safety training sessions, employee evaluations and address issues with Facility Services Group staff as they arise.

Daily Scheduling

  • Plan out appropriate personnel, equipment and materials per job and dispatch in an efficient manner.
  • Manage task request changes at individual sites per customer requests requiring additional time, materials and labor.
  • Mobilize crews as necessary to deal with customer emergencies. Facility Services Group is the first-response emergency crew for all non-janitorial related emergencies, 24/7.
  • Inspect building/facilities/equipment to determine maintenance requirements.
  • Determine work order plans and set priorities of jobs.
  • Work Order System tracking all work from set up through billing.
  • Manage Time tracking system to track employee hours worked.

Project Work

  • Perform walk-throughs at customer sites and be able to accurately assess all aspects of work being requested by customer.
  • Generate proposals for work based on information gathered from walk throughs, drawings and quotes submitted by vendors and subcontractors.
  • Coordinate with customers, staff, vendors, subcontractors and inspections on current projects.
  • Prepare budget for equipment and materials needed for all projects.
  • Develop bid specifications and analyze bids for building/facilities/repairs/custodial/custom services.

Invoicing

  • Review all field invoices for reported tasks, hour discrepancies, customer signatures and notes for next visit.
  • Oversee staff time entry for payroll and job costing analysis.
  • Discuss and correct any issues that customers may have with invoices.

EDUCATION and/or EXPERIENCE REQUIREMENTS:

  • Minimum five to eight years experience in maintenance trades, building construction,  or general building maintenance
  • Position requires five years of progressively more responsible experience
  • Working knowledge of regulatory agency requirements
  • Excellent written and verbal communication skills
  • Strong management and problem solving skills
  • Strong computer skills in Word, Outlook, Excel, MS Project, CMMS systems, or other facility management systems.
  • Must be a leader, able to successfully manage a team.
  • Must possess exceptional Customer Service skills.
