Building Engineer - Class A Office

The Lead Building Engineer is responsible for all physical operations of a high-rise property including preservation and maintenance of the asset in accordance with policies and procedures defined by the company, maintaining and/or decreasing the operating expenses of the property, providing a quality business environment for tenants and establishing a positive, productive working relationship with the property staff. The Lead Building Engineer is primarily responsible for satisfactory completion of all service requests at the commercial property. They are responsible for assisting the Chief Enginneer and the Property Manager with personnel management and assistance with administrative duties. This position reports directly to the Property Manager and/or Chief Engineer.
Essential Functions:
- Responsible for all aspects of maintenance for a commercial building including engineering staffing needs and budgeting procedures.
- Directing, monitoring, and scheduling all building engineering personnel and vendors, making most efficient use of available resources, and monitoring work force adherence to company policies and procedures.
- Administration of engineering functions and accurate tracking of inventory for repair and maintenance.
- Troubleshooting and repair of all building systems, satisfactory and timely completion of service requests, observation and reporting of potential liability concerns or safety hazards to the CE.
- Plan layouts and estimate costs for repairs and replacement parts for electrical, mechanical, plumbing and electronic systems including requisition parts supplies and equipment.
- Knowledge of, and participation in, company safety policies and the safety and enforced safe work practices of the maintenance staff.
- Operation, maintenance, repair and diagnostics of all building systems including HVAC, lighting, lighting systems, plumbing, plumbing systems, restroom equipment, boilers, heating systems, cooling towers, water treatment, AC package units, fans, pumps, motors, fire life safety systems and energy management systems.
Required Skills and Experience:
- High school diploma or General Education Degree (GED).
- Minimum of three years with Class A high-rise building experience
- Minimum 1 year supervisory experience.
- Experience with FACP, Electrical, Fire Life Safety Systems, and building automation
- Must have formal training and/or the minimum of three certificates from related institutions reflecting completion of maintenance related courses, such as BOMA, IREM and/or vocational programs.
- Must be proficient in all areas of commercial buildings, locks, water features, roofs, HVAC, and life safety equipment.
- Effectively present information and respond to questions from groups of managers, clients, residents, and the general public.
- Computer proficient in Windows, MS Office, Word, Excel, Outlook, OneSite and the Internet.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions
- Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to deal with problems involving several concrete variables in standardized situations
- Ability to speak, communicate, read, write and understand the primary languages used in the workplace including, but not limited to, English in order to maintain safety in the workplace and serve internal and external customers.
- Working knowledge of federal, state and local governing laws. ◦Must be available for on-call services
