Assistant Property Manager
Progressive real estate investment and management firm has immediate career opportunity for Assistant Property Manager in San Jose. Position is responsible for supporting the Property Manager in all aspects of managing the property.

RESPONSIBILITIES INCLUDE:
- Respond to tenant inquiries and problem calls
- Conduct regular property inspections and prepare subsequent work orders
- Supervise in-house and third-party maintenance personnel
- Maintain relations with vendors and/or recommend replacement services
- Make recommendations for repairs and improvements
- Code non-recurring or unusual payables to appropriate property and g/l code
- Review/approve batches of accounts payable
- Prepare monthly variance reports for review by PM
- Assist PM with annual budgets and requested reforecasting
- Prepare CAM and escalation calculations for review by PM
- Prepare lease abstracts
- Ensure accuracy of rent rolls
- Prepare and distribute monthly stacking plans
- Pursue delinquent tenant accounts and recommend legal recourse when needed
- Prepare all legal notices – default, NNR, etc.
- Assist with special projects as requested or required
- Supervise daily activities of Property Admin
- Keep Property Manager apprised of all activity at the property
- Assist Leasing Director with showing space
- Initiate and coordinate tenant events
- Coordinate marketing activity with Leasing Director and Property Manager
REQUIREMENTS INCLUDE:
- Must be comfortable in small office atmosphere
- Must possess positive energetic attitude
- Ability to exercises initiative and creativity
- Must be a self-starter, able to work with minimal supervision
- Must be detail oriented, able to prioritize, exceptional organization
- Must possess strong problem solving and follow-up skills
- Must have strong written and oral English communication skills
- Must have strong Excel skill and intermediate computer skills in MS Word, Outlook, Adobe and Internet Software
- Must have basic accounting experience and knowledge of general administration
- Knowledge of general office administration
- MRI experience desirable, not required
