Property Manager

Menlo Equities is an active well established real estate development and investment company seeking a property manager for its Santa Clara office. Must be a good communicator, have excellent organization skills, a self starter able to work independently.

RESPONSIBILITIES:

• Assist with management of 1.5 million square foot portfolio of office and R&D properties located throughout the Bay Area
• Regular site visits, property inspections, tenant visits and vendor meetings
• Able to make recommendations for repairs and maintenance
• Research and resolve tenant concerns on an ongoing basis by dispatching vendors or engineers and following up to ensure problem resolution and customer satisfaction
• On call for fire alarms and other property emergencies
• Oversee service contracts and work authorizations
• Ensure accuracy of rent rolls and prepare
• Find ways to reduce costs while striving to
• Be responsible for code compliance and proper equipment maintenance for all properties
• Coordinate building access to brokers, tenants and vendors
• Coordinate tenant appreciation events
• Prepare legal notices
• Prepare annual budget preparation and
• Assist with special projects
• Be able to review tenant billings and ensure accuracy and be able to field tenant questions and make delinquency calls

EDUCATION and EXPERIENCE:

• Four year degree preferred
• Valid California Real Estate License preferred
• At least 5 years experience in commercial property management
• Travel to portfolio so transportation necessary
• Must have excellent customer service skills and orientation
• Must have pleasant, clear voice and good
• Must be able to multi-task and handle interruptions calmly and politely
• Must have accounting experience and knowledge of general administrations
• Must be proficient with word processing and spreadsheet software (Word and Excel)
• Strong organizational problem-solving and analytical skills; able to manage priorities and workflow in a team-oriented environment
