There are a lot of us out there! And as you well know, everyone is a “painter,” including all of your friends and relatives.
A good sign of a professional painter is response time. That starts with the ability to respond quickly to your request for a quote, provide that quote, and then schedule a start time upon approval of that quote. The project itself must then be completed promptly within the scheduled time frame and with minimal impact to you and your tenants. When a contractor can efficiently provide these services, he may be the right one for you, even if he is not necessarily the low bidder.
Today we have the finest range of paint products at our disposal. The paint manufacturers have done their part by providing us with California VOC (volatile organic compound) compliant compounds that work well and look great. Most of our every day interior and exterior coatings are now water-based, which offers low odor and quick drying properties. Other products available to us include no odor, no VOC’s and no solvent products that can be applied during regular working hours with the benefit of being non-hazardous to tenants. Be sure to have your contractor of choice provide MSDS (material safety data sheets) on the products being applied. These can be kept on file in your office to be made available upon requests by tenants.
Most property managers refresh their empty suites by applying new paint. This makes your prospective tenant’s first impression a lasting one. If there are little or no budget monies available for an entire repaint, often repainting the lobbies, hallways, or conference rooms may suffice.
Exterior curb appeal is everything to a building. When your prospective tenants approach your building, they observe: paint, windows, landscaping, walkways and parking areas – are these areas clean, fresh, free from debris? Close attention to a building’s exterior coatings is an important part of a good first impression and overall maintenance. The typical life of the new coatings on your building’s exterior should last between (6) and (8) years. Wood buildings need closer attention, usually lasting about (4) to (6) years, especially on Southern and Western exposures. With longer time between exterior repainting projects, you increase the risk of the existing coating “chalking”. This will require a primer coat thereby adding extra time and cost, and can easily be avoided with regular repainting.
